  • insurance of your property for the benefit and on the account of Fibank for the entire term of the loan;
  • no limitation in the maximum amount of the loan.

  • purchasing of a property;
  • covering current needs.
Grace period

Each 5 years of the loan term customers may benefit from grace period not exceeding 12 months after the expiry of the first year of the loan term.

During the grace period customers are released either from payment of due principal or from the payment of due installment on the loan. You may choose between the following options:

  • the loan interest due during the grace period shall be paid at maturity of the loan;
  • the loan interest due during the grace period is deferred in proportion to the monthly payments until the maturity of the loan.

Customers who benefit from the grace period can not benefit from interest rate bonus.


Collateral Mortgage on a real property situated in residential or office buildings, or on zoned land within the boundaries of the cities and towns where Fibank has branches, as well as within attractive recreation areas.
Interest bonus
  • a customer who for a period of 12 months from the date of signing the contract, did not commit a breach of any obligation under Fibank credit facilities used by such customer, shall get a bonus amounting to 1% on annual base on the remainder of loan principal, and its amount at every moment of this 12-month period. 
  • the bonus shall be paid on the current account servicing the loan at the end of each 12-month period of the loan term.
  • if the customer failed to perform his obligations on any Fibank credit product used, the customer shall lose his the right to a bonus for the respective 12-month period.
Collateral

Mortgage on the purchased or other real property situated in a residential or administrative building, or on regulated land property within the boundaries of the cities and towns where Fibank has branches, as well as within attractive recreation areas.

Interest

The interest rate is the same regardless of the currency of the loan (USD or EUR).

  • BIR (competitive environment) for EUR/USD + Marcup of 2.71 p.p is available to applicants who, for the entire term of the loan:
    • receive their income on the debit card current account;
    • use a credit card with limit of minimum EUR 1000 and activated SMS notification option;
    • at least one of their utility bills is on their name.
  • BIR (competitive environment) for EUR/USD + Marcup of 3.71 p.p is available to applicants who, for the entire term of the loan:
    • hold current bank account with debit card;
    • use a credit card with limit of minimum EUR 1000 and activated SMS notification option.

If any of the above conditions are not met, the interest rate defined above shall be increased by 1% for the respective loan.

The annual interest rate is determined according to the personal credit rating of the loan applicant.

*BIR (competitive environment) is defined in the Interest Bulletin of Fibank.

Higher annual interest rates are also possible depending on the respective credit rating of the applicants.

APRC (Annual Percentage Rate of Charge) 7.85%, calculated on  loan amount of 50 000 EUR for a term of 300 months (25 years) at annual interest rate of 7.8%, formed at BIR (competitive environment) for EUR/USD + markup of 2.71 p.p.
% of financing
  • Up to 80% of the market value of the real property for loan for purchasing of a real property;
  • Up to 70% of the market value of the real property for loan for current needs.
Disbursement
  • according to the disbursement schedule for loan for purchasing of a real property;
  • as one-off lump sum for loan for current needs.
Application fee

Fee for valuation of the real property depending on the real property
Origination fee one-off fee of 1.5% of the loan amount charged at the time of drawdown
Management fee

0.5% charged at the start of each year of the loan period after the first year (for the full year or the respective part thereof)

Prepayment fee prepayment fee shall not be collected in the event of prepayment with own funds
Commitment fee 0.5% of the unused portion of the loan
Life insurance of the debtor recommended (insurance payments will be included in the monthly installments/payments)
